Paver Repair in Estero, FL

Many Estero homes sit inside a gated or HOA-managed community, and most of them have pavers somewhere: the driveway, the entry walk, the pool deck, the lanai and the shared sidewalks along the street. When one section sinks or lifts, it stands out next to all that matching paving, and in a community with appearance standards, people notice. I'm Aaron Kochheiser. I've run Paver Savers & Concrete since 2010, and we're based in Fort Myers, just up the road.

What goes wrong with Estero pavers

A lot of Estero was built in the last couple of decades, so the problems here tend to be different from what we see in older neighborhoods.

  • Settling on newer builds. On a newer home, the first dips often show up over trenches dug for plumbing, irrigation or utilities, or along the driveway where the base wasn't compacted as well as it should have been. It isn't unusual to see this within the first few years.
  • Tree roots under walkways. Many communities planted shade trees along sidewalks, entries and common areas. As they mature, the roots lift pavers and create trip edges. We do HOA and community work like this, resetting walkways that have been lifted by tree roots.
  • Rain and irrigation washout. Summer storms and daily irrigation wash joint sand out, especially near downspouts, lake banks and preserve edges. Open joints let pavers shift and let the bedding sand move.
  • Golf carts and service traffic. Golf carts, landscaping trailers and delivery trucks turning on driveway corners can push pavers and loosen borders over time.
  • Travertine pool decks. Many Estero homes have travertine around the pool. Natural stone is repaired differently from concrete pavers, so we check it on its own terms. You can see one of our Estero travertine pool deck repair and sealing projects on video.

What we repair

  • Sunken and uneven pavers: We lift the section, rebuild and compact the base, re-screed and reset the pavers level.
  • Root-lifted walkways: We take up the lifted pavers, deal with the base and reset the walkway flat. Whether a root can be cut is up to the owner or the association, and sometimes an arborist should weigh in first. We won't just cut it without checking.
  • Broken paver replacement: We replace cracked or chipped pieces and reuse sound pavers wherever we can.
  • Re-sanding: We sweep in fresh polymeric sand to lock the joints and help keep sand from washing out.
  • Edge restraint: We reset spreading borders and restore the edge restraint so the field pavers stay in place.

How we work in Estero communities

  1. Tell us about the community. Include the community name, gate instructions and any vendor or insurance paperwork your HOA or property manager needs. If you're a seasonal owner, tell us who can give us access.

  2. Assess and set the boundary. We look at the problem area and the paving around it, and we explain why the repair might need to go a little past the pavers you can see moving.

  3. Match the community standard. In many communities, the pavers are a builder or association standard. We'll reuse the originals wherever possible and go over replacement options before work starts.

  4. Repair and re-sand. We lift, rebuild, reset, replace broken pieces, re-sand and set the edges.

  5. Clean and seal if you want. Once everything is level and tight, Estero paver sealing helps the repaired area blend with the rest of the surface.

Estero paver repair FAQs

Do you work with HOAs and property managers?

Yes. We do community work like resetting walkways that tree roots have lifted. Send us the locations, photos and any vendor requirements, and we'll plan around the community's schedule and rules.

My home is fairly new. Why are the pavers already sinking?

Early settling usually comes from what's underneath, like a trench that settled or a base that wasn't compacted enough. The fix is to lift the pavers, correct the base and reset them, not just add sand on top.

Will the repaired pavers match the rest of the driveway?

We reuse the original pavers wherever we can. For replacements, the match depends on the style still being available and how much the existing pavers have weathered. Cleaning and sealing the whole area afterward helps everything blend.

Do I need HOA approval for a repair?

That depends on your community. Like-for-like repairs often need little or no approval, but check your association's rules, especially if anything about the look will change.
